Gorham Industrial Park is situated on the
Gorham and Westbrook town lines, adjacent
to Route 25. This multipurpose industrial
park, consisting of approximately 183 acres
(74 hectares), contains fully serviceable
sites in an ideal geographical location. Opportunities
for locating industrial development of all
scales and types in the Park are excellent. |

| The
Industrial Park is in close proximity to a
number of transportational resources, giving
it easy access to markets in New England and
around the world. Maine Turnpike Exit 8, located
only 4.5 miles (7.3 km) from the Park, allows
occupants convenient road transport to northern
and southern destinations, while Route 25
running past the Park, allows service to western
Maine and New Hampshire. Commercial rail facilities
and service are available in Westbrook, less
than 1 mile (1.61 km) from the Industrial
Park. Furthermore, Portland's deep water port
and the Portland Jetport are both within a
10 mile (16.1 km) driving distance (see
Transportation ). |

Infrastructure
and Services
Aside from its accessibility, the Gorham Industrial
Park benefits from a wide range of services
essential to business and industry of all
types. The Park contains excellent infrastructure
that not only fulfills the needs of current
occupants, but ensures ample room for expansion
and newly located businesses.
Water: The supplier of water within
the Industrial Park is the Portland Water
District (PWD), which draws and treats water
from Sebago Lake. The water source is of extremely
high quality so that filtering is unnecessary
to meet the standards set by the Clean Water
Act. All available parcels in the Park have
a connection to the public water system. Transmission
lines provide public supplies through a 48"
main line which crosses Bartlett Road, only
200 feet from the entrance of the Industrial
Park. Feeding off this main line, a 16" water
line runs along Hutcherson Drive, which is
in turn connected to smaller 12" lines running
along Sanford Drive. The average commercial
and industrial per capita water consumption
is approximately 50 gallons (189 liters) per
day (GPD). Based on increasing numbers of
workers in Gorham, it has been forecasted
that an additional 70,000 GPD (264,978 liters)
will be required by the year 2000.
Water mains in and near the Park provide 60-65
pounds of static pressure and 47 pounds of
pito pressure. Under these pressure levels,
users can expect up to 1,150 gallons (4,353
liters) of water per minute. Monthly rates
depend on the amount of consumption. Industrial
uses range from $8.75 to $63.54 per month,
depending on the size and type of operation.
New consumers must notify both the PWD and
the Town when connecting for service. |

Fire
protection: The Industrial Park has excellent
fire protection with a large force and a response
time of only 3-4 minutes (see Municipal Information).
Hydrants in the Park are spaced every 500
feet and water pressure is more than adequate
for fighting large-scale fires.
Sewer: The PWD also provides public
sewer service to the Industrial Park, where
waste is transferred and treated at the Westbrook
Treatment Plant. A 21" sewer line runs through
the park on a modern gravity flow system.
Based on current demand and capacity, the
system can accommodate new users easily. The
Town as a whole uses 0.3 million gallons (1.13
million liters) per day on a system that can
handle 1.4 million GPD (5.3 million liters).
Every individual parcel in the Park has a
public sewer connection. If, however, sewer
lines need to be upgraded or extended, the
project is the responsibility of the user
and costs approximately $35 per foot depending
on the conditions of the soil and the specific
path of the connecting line. New occupants
of the Industrial Park must notify the PWD
and the Town when applying for service.
Issues of waste separation and treatment are
dealt with on an individual basis. If an industry
produces waste that is highly toxic or cannot
be treated by the existing plant, arrangements
will be made for the user to pretreat their
effluent to appropriate standards before it
enters the public system. |

Natural
Gas: A 4" gas line owned and operated
by Northern Utilities Co. runs directly into
the Gorham Industrial Park. Interested parties
should contact the utility company for additional
information.
Power: Central Maine Power (CMP)
owns and operates a substation in close proximity
to the Industrial Park. Household power and
commercial three-phase power are available
to Park occupants.

Land
and Building Availability
The Gorham Industrial Park is divided into
38 major parcels consisting of 183.26 acres
(74.16 hectares) of land. There is rapidly
decreasing space for new businesses, as only
about 10% of the park remains undeveloped.
Lot sizes vary, ranging from 2 acres (.8 hectares)
to over 6 acres (2.4 hectares). In many instances,
neighboring lots can be combined into a larger
parcel if needed by a tenant. The average
cost of land in the Park is $2 per square
foot. |

Land
Use Regulations
The Gorham Industrial Park is identified within
the Town Land Use and Development Code as
an Industrial District. The purpose of this
district is to provide designated areas within
the Town where industrial and commercial activities
can effectively take place. Permitted uses
in Industrial Districts include: |

- warehousing and outdoor storage;
- road and rail distribution facilities;
- wholesale business and wholesale business
establishments, but
excluding junk yards;
- accessory uses and buildings, including
retail and service uses
accessory to another permitted
use;
- municipal and governmental uses;
- public utility facilities including substations,
pumping stations and
sewage treatment plants;
- mineral extraction. |

uses are restricted in industrial districts
and are allowed only as special exception.
Occupants of the Gorham Industrial Park must
comply with all applicable performance standards
of Chapter II of the Land Use and Development
Code which include:

Department
of Environmental Protection Approval
The Gorham Industrial Park is a subdivision
that has been fully approved by the Department
of Environmental Protection (DEP) for development.
Natural conditions such as soils, groundwater
and air quality have been identified and reviewed;
provisions for utilities and traffic movements
have been made to allow for future development.
The DEP approval of the Gorham Industrial
Park is limited to site preparation and development
of the Park and does not include erection
of new structures or expansion of existing
buildings, additional subdivisions, and related
activities. Prior to construction on individual
lots: |

- A solid waste disposal plan for each
lot must be submitted to the Department
for review and approval.
- A wastewater disposal plan for each
lot must be submitted to the Department
for review and approval.
- The plot plan for each lot must be submitted
to the Department which includes the square
footage of each building to be built on
the lot.

Future
Expansion
In 1998, the Town of Gorham rezoned over 250
acres to the west of the existing Industrial
Park. This property is now zoned industrial
and the Town is working toward expanding the
Industrial Park to this area by 2010. |
